    Mossop Construction + Interiors were contacted about this project when the previous builder went into liquidation and had to get an understanding of the project very quickly as the client was enthusiastic to get the project recommenced as early as possible. This resulted in Mossop Construction + Interiors working closely with the client, architect & cost consultant to achieve the design intent within the remaining budget. Based on Mossop Construction + Interiors proven experience in Retirement & Aged Care construction, Mossop was invited to tender the project to take over Stage 1 works from Warburton Builders after they went into liquidation. Taking over a project in the final stages nearing completion brings with it additional range of challenges.

    There were many challenges with taking over this project from the previous builder due to the following:

    • Project was already 4 months behind program.
    • Connections to services from Stage 1.
    • No Manuals, As Builts etc. From Stage 1.
    • No warranties etc. for equipment installed in Stage 1.

    In light of the requiring the works to be completed within the original budget, Mossop undertook an extensive negotiations with the Stage 1 trade contractors without compromising the handover in a compressed timeframe to deliver the project to client time lines. Mossop also successfully negotiated with the original key trade contractors to provide the Defects Liability Period Maintenance and Warranty services at no extra cost to the Client. Mossop Construction + Interiors strived to use as many of the trades used by the previous contractor on Stage 1.

    Early Works

    • Local residents were notified prior and during works of significant milestone dates with a good neighbourly response, demonstrated by not receiving 1 complaint during construction.
    • We also made the decision of working a 5 day site for the benefit of the local residents, to enable this to occur we restructured the program.
    • As there was no available space on site for amenities, Mossop Construction + Interiors negotiated with St Pauls to use a vacant plot of land to use for this requirement.

    Construction Challenges

    Stage 2 of St Pauls involved the construction of an 18 Room Aged Care Facility including Admin Area, Reception, Courtyards, Footpaths & Driveways.

    By its design, Stage 2 had to connect into Stage 1 and the existing building with a courtyard in the centre. The existing site building layout in conjunction with the new build footprint space requirements resulted in a limited and restrictive access to the building footprint impacting on the type of lifting and access equipment that could be employed during the erection and construction stage. 

    The new building superstructure was a combination of structural steel, timber trusses & Hebel blocks which required a coordinated effort during the structures erection phase between all disciplines.

    Due to the design the driveway, retaining walls & portico had to be programmed to be installed as late in the program as possible as these areas were the only access/egress to site and with these works being carried out during the winter period it became an even greater challenge.  When working in the existing part of the building consideration had to be given to the residents, with works planned between MC+I & St Pauls so as not to disrupt the daily activities of the residents.

    Mossop Construction + Interiors was faced with a very difficult site that demanded careful attention to construction methodology and innovative solutions. A 3 storey tilt-up structure on a sloping site including residential care for 120 residents, commercial kitchen and laundry facilities. A 4 metre difference in levels, an unsupported cut and fill structure on the boundary which was required to support a car park, were challenges the team were met with.

    Mossop Construction + Interiors rose to the challenge. Work commenced early while final design was still being completed. The project was completed earlier than originally anticipated despite approximately 3 months of official delays and numerous variations and was still within the original budget, including contingency.

    Mossop Construction + Interiors' ability to work on time and within budget was the critical factor when The Salvation Army (SA) Property Trust contracted us to construct the new 90 bed Aged Care Facility - Linsell Lodge at Angle Park.  Walls and roof framing were constructed from Supaloc Steel, and at that time, was the biggest steel framing project constructed using this method.

    In close liaison with Geoff Redin Architects, the co-ordination and cooperation between all team members ensured the completion of the project on time, within budget and to a very high standard.

    Significant challenges faced the team on this project purely relating to the Aged Care Environment.  Safety of residents was paramount and mock-up resident rooms were constructed during the project to minimize disruption.

    As Managing Contractor, Mossop Construction + Interiors were able to positively contribute to the project during the design phase with methodologies for construction and staging ensuring the needs of the client were achieved.
